Living in Shenzhen: your practical setup guide

Shenzhen’s official district directory includes Futian, Luohu, Nanshan, Bao’an, Longhua and other districts. Use those names to label addresses, not as ready-made rankings for foreigners. The office building, school campus and home entrance are the useful units for a journey test.

Ask the employer for the exact worksite, including whether you will regularly visit a second site. A role described simply as “Shenzhen” is not enough for a housing decision. If the main site is in Nanshan but a second site or a household member’s destination is elsewhere, put both into the comparison before selecting a home.

Use this needs-based shortlist, not a district league table:

Keep “must reach”, “would like nearby” and “not yet known” as separate columns. This makes it easier to change one assumption without starting the housing search again.

National obligation, local handling: Shenzhen’s Public Security Bureau notice for foreign residents says hotel guests register at reception, while foreigners staying in private accommodation must complete the local registration within 24 hours of arrival. Its English wording uses “temporary residence”; here this means the accommodation-registration task, not the issue of a residence permit.

The notice is dated November 2022. Use it for the bounded obligation, and confirm today’s applicable channel with the local public security authority for your address. Do not assume an old QR code, a landlord’s message or another city’s online system completes the task.

Before moving into a private home, agree who will supply the address information and assist with registration. Keep the outcome and follow up on anything unaccepted. For each candidate home, test the whole trip to your actual worksite: walk, station access, waiting, transfers and the last connection. Repeat the return at the time you normally expect to leave. If luggage, a pushchair or mobility needs change the route, include those conditions in the test.

Ask station or operator staff about the payment method you intend to use. Do not treat Beijing’s rail-card arrangements or a Shanghai transport app as instructions for Shenzhen. Use the transport guide for a preparation checklist, then verify the Shenzhen service itself.

At the viewing, check building access, lifts, water, cooling, signs of damp or leaks, ventilation and how repairs are handled. Ask what is included in the quoted price. These are inspection prompts, not a claim about the condition of Shenzhen housing or a guarantee of a standard rental package.

• Record the main worksite and any secondary worksite separately.
• Save one tested ordinary commute and a return alternative.
• Keep any planned border trip on its own checklist, with eligibility and operations still subject to current checks.
• Record the school or healthcare contact’s actual answer, rather than converting it into a citywide rule.
